The former Hillcrest Gardens property at 888 Great Plain Avenue has been vacant for several years. Located between Needham Center’s commercial district and two large church buildings, the site is currently zoned for single-family housing. However since the 1980’s the property has been taxed as a multi use/primarily residential (013), rather than as a single family SRB (101), currently taxed at a rate 21.5% higher.

As a Needham-based residential developer with long ties to Needham, J. Derenzo Properties is petitioning a zoning map change to allow the property to be included in both the Center Business District & the Needham Center Overlay District and Zoning By-Law Amendment. This change would enable a thoughtfully designed development that reflects the surrounding area and supports the continued vitality of Great Plain Avenue.

The property previously operated as a plant nursery and commercial greenhouse for more than 40 years. It is located within a transitional area surrounded by a mix of existing uses, including nearby businesses and religious institutions. In this context, the current single-family zoning is not consistent with adjacent uses and presents challenges for the site.

The current proposed concept includes three ground-floor retail spaces with 26 residential units located on the three stories above.

  • Map Change- Extend Center Business District

  • Map Change- Extend Needham Center Overlay District

  • Zoning By-Law Amendment- Section 4.4.12 Dimensional Relief

  • 26 residential units above (a mix of one-, two-, and three-bedroom homes)

  • A three-story plus one-story building designed to fit the surrounding streetscape

  • Underground parking to reduce surface congestion
